This cosy apartment comprises part of a building originating from 1820 which has seen many uses throughout its history. Latterly it served as the Walton Hotel, from which the owner has converted it within the last few years into an inviting property for short lets.

Dundas Street is a popular New Town thoroughfare, but quiet in the evenings and at weekends. There is a Margiotta’s and a Tesco Express across from the flat for everyday essentials, as well as a range of nice eateries including Cuckoo’s Bakery and Lezzetli’s bistro.

Entry to the apartment is via a flight of stairs from the street to the patio on the garden level. Here a wooden coffee table and pair of chairs proffers a space for guests to enjoy the daylight and open air. The entrance hall admits to a very practical living area with a utility closet immediately inside. The closet contains an iron and ironing board, clothes horse, pulley and the washing machine, so you can shut out its noise while you’re curled up on the sofa watching the flat screen TV, or eating at the dining table by the window. Beside the utility closet is a kitchenette with integrated microwave and dishwasher as well as the cooker and fridge. An armchair and decorative hearth complete the space.

The neighbouring twin room has zip-and-link beds which can be made up as two singles or a king. Like the living area, this room has a large street-side window to admit light, while the double glazing and working wooden shutters provide effective noise insulation. The windowsill has integrated shelving containing the hairdryer and there’s a dressing mirror on the adjacent wall. Further storage space can be found in the fitted wardrobe at the far end of the bedroom, beside the modern ensuite shower room with heated towel rail.

Dundas Apartment is ideal Festival accommodation for a couple or pair of friends as it offers both a degree of quietude and easy access to the epicentre of the city for Fringe shows and sightseeing.
