Fantastic top floor self-catering apartment is situated in a B-listed tenement within Edinburgh’s New Town, a UNESCO World Heritage Site

This light and airy, spacious apartment is freshly decorated with modern touches sitting alongside lovely original Georgian features. Large cupolas bring in plenty of natural light throughout the apartment.

Interior layout

A master bedroom (with en suite shower room), double bedroom, twin (which can double as a study) and a single bedroom all provide sleeping space for up to 7 guests. Bay windows offer splendid rooftop views to Dublin Mews below and out over the Forth Estuary to Fife. A well-equipped kitchen with casual eating space, plus a more formal separate dining area option make eating-in a great option too.


This top floor apartment is accessed via an internal flight of stairs. Just a short walk from Princes Street and Waverley train station, this is the perfect base for exploring the city centre. The Scottish National Portrait Gallery and Iconic Playhouse Theatre are nearby, while Harvey Nichols and the luxury retailers of Multrees walk are only minutes’ away.  Paid on-street parking directly outside the property on this part of Dublin Street (free from 5.30pm until 8.30am and free at weekends).

Booking requirements

One member of the booking party must be over 25 years old. We reserve the right to vet any booking. We require names and ages of all guests, as well as addresses and ID.


This apartment is not suitable for stag parties, hen parties, any parties. A damage deposit of £400 is required one week before arrival and will be fully refunded pending no damages one week after your departure. Alternatively, can we offer you an insurance policy to cover damages and excess cleaning. The cost of the policy will vary depending on the length of your stay.

Check-in from 16:00 until 22:00, or later by special arrangement.
You will be asked to check-out before 10:30.

We meet and welcome all our guests to introduce you to the apartment, hand over keys and answer any questions. We can also arrange self check-in, please let us know if you would prefer this option.

Luggage Storage

Our guests are welcome to store the luggage at our Greatbase office located at 24 St Stephen Street during our office hours from Monday to Friday free of charge. Please confirm your drop-off time and the collection time if you would like to use this service.
