Upon entry, a short flight of stairs takes guests into the modern kitchen (with dining space for 4). Sliding doors open onto the cosy and comfortably furnished sitting room with gas stove and a large skylight which lends the apartment a bright and uplifting atmosphere. Matching sliding doors at the opposite end of the kitchen lead into the double bedroom (standard UK double) with en suite shower room. The adjoining William Street is the heart of the New Town’s West End, a popular area with those ‘in the know’, brimming with artisan cafes, boutiques and restaurants. And yet you’re only a short walk from the hubbub of the City making this ideal festival accommodation.  

Booking requirements

One member of the booking party must be over 25 years old. We reserve the right to vet any booking. We require names and ages of all guests, as well as addresses and ID.


None of or holiday apartments in Edinburgh city centre are suitable for stag parties, hen parties, any parties. A damage deposit of £250 is required one week before arrival and will be fully refunded pending no damages one week after your departure. Alternatively, can we offer you an insurance policy to cover damages and excess cleaning. The cost of the policy will vary depending on the length of your stay.

You will be asked to check-out before 10:30.

We meet and welcome all our guests to introduce you to the apartment, hand over keys and answer any questions. We can also arrange self check-in, please let us know if you would prefer this option.

Luggage Storage

Our guests are welcome to store the luggage at our Greatbase office located at 24 St Stephen Street during our office hours from Monday to Friday free of charge. Please confirm your drop-off time and the collection time if you would like to use this service.
