Hidden down a pretty cobbled lane and situated in Edinburgh’s prestigious New Town, this delightful self-catering holiday house with patio and balcony in Edinburgh is the perfect base for exploring Scotland’s capital city. With an abundance of natural light and modern interiors, the 3 bedroom duplex apartment has all you need for a comfortable and relaxing stay including a charming outdoor space where you can enjoy the long Scottish summer evenings, or partake in some star-gazing under a blanket (with a glass of whisky) in the winter!

Interior layout

Sleeping up to 6 people, this self-catering holiday house is bright, spacious and furnished to a high standard with not one, but two outdoor areas, a rarity in the city centre! Entering through the private gate, you are greeted with a charming courtyard space with ample seating to enjoy the sun (when it shines) and have breakfast in the morning. Imagine unwinding after a day of sightseeing, basking in the soft twilight as the city hums gently around you. This serene spot is also ideal for winter evenings; wrap yourself in a cosy blanket and indulge in some star-gazing with a glass of Scotland’s finest whisky in hand. The outdoor area provides a unique touch of tranquility amidst the urban setting, offering guests a rare combination of privacy and proximity to the city’s attractions.

Both the kitchen and living room open out onto this space making for an amazing open-plan living feel. The flat features 3 large bedrooms (two upstairs and one on the ground floor), each with ample king-sized beds. On the ground floor there is a sleek wet room and a superbly bright and comfortable living room with two sofas and a large TV, making for a cosy space to relax after a busy day of sight-seeing. The kitchen is kitted out to a very high standard with all the mod-cons, a breakfast bar with bar seating, a dining area with space for 6 people to enjoy a meal together, and screen doors which open out onto the courtyard so you can enjoy the best of indoor-outdoor living.

Upstairs, the master bedroom is super spacious with four skylight windows to enjoy the beautiful Scottish sunrise or sunset. It also features a door out onto a small balcony where you can enjoy a cup of Scottish tea in the morning before you head out for a day of visiting the historic sites of Edinburgh. An additional modern family bathroom on the first floor features a bath and separate shower.

Towels and linen are supplied. If you need a travel cot and/or high chair for your little one, please request the travel cot and/or high chair at least three days in advance of your arrival date. Be sure to bring your own linen for the travel cot as we do not have the linen for the cot.The travel cot comes equipped with a standard UK lightweight foldable mattress. However, if you prefer an additional mattress for extra comfort, please bring that along as well.

The house is not suitable for hosting any parties. Smoking is strictly prohibited in the house, in the patio, and on the balcony. No pets are allowed to visit or stay.

Around and about

This charming holiday property sits on a quiet residential street in the heart of Edinburgh’s New Town, a UNESCO World Heritage site. Just a stone’s throw from the centre of town, our Dublin Detached House is the perfect base for taking in all that Edinburgh has to offer.

A five-minute walk will take guests to George Street with a plethora of shopping and restaurant options to choose from. From here you have quick access to some of Edinburgh’s most historic sites – Edinburgh Castle, St Giles’ Cathedral, the Royal Mile and so much more.

St Andrew Square tram stop which takes you all the way to the airport is a 9 minute walk away, making reaching the house quick and easy. The new tram line also takes you down to charming Leith, Edinburgh’s buzzing port district, where you can visit the Royal Yacht Britannia and taste some of Scotland’s world famous seafood at one of the atmospheric restaurants on The Shore.

Paid on-street parking is available on nearby Dublin Street, Monday – Friday, 8:30am-5:30pm. It is free to park from 5:30 pm on Friday and all weekend until 8:30am on Monday.

Booking requirements

One member of the booking party must be at least 25 years old.

Important

This holiday house is not suitable for stag or hen parties. A damage deposit of £250 is required before arrival and, in the event that there is no damage to the house, will be fully refunded one week after your departure.

House rules

  • This house accommodates a maximum of 6 guests. No unregistered guests are allowed to visit or stay overnight.
  • Parties, events, and large gatherings of any kind are strictly prohibited. All guests must comply with our other house rules regarding noise and the neighborhood.
  • Please do not engage in any anti-social behaviour. Guests must not behave in a way that causes, or is likely to cause, alarm, distress, nuisance, or annoyance to any person; or which amounts to harassment of any person; or causes damage to anyone’s property. This includes high levels of noise and drunken or threatening behaviour, which is strictly prohibited.
  • No pets are allowed (visiting or staying).
  • Please be respectful of your neighbours and keep any form of noise to a minimum between the hours of 9:00 pm and 7:30 a.m.
  • Strictly no smoking, vaping, candles, or incense burners. Smoking is not permitted in the house, in the patio, and on the balcony.

Parking information

Paid on-street parking bays managed by the Edinburgh Council are conveniently located on nearby streets such as Dublin Street. These paid-and-display on-street parking bays are available from Monday to Friday, between 8:30 a.m. and 5:30 p.m. Outside these hours, parking is free overnight on weekdays from 5:30 p.m. until 8:30 a.m. the following day. Additionally, parking is free from 5:30 p.m. on Friday until 8:30 a.m. on Monday, allowing for hassle-free weekend parking.

Alternatively, for longer parking stays, there are several multi-storey car parks within a short walking distance from the house.

Scotland’s  Low Emission Zone (LEZs)  information

Low Emission Zones  (LEZs) have been introduced in Edinburgh starts from 1st June 2024.  Scotland’s Low Emission Zones will only allow access to vehicles which meet minimum emission standards or meet the exemption criteria. LEZs set an environmental limit on certain road spaces, restricting access for the most polluting vehicles so as to improve air quality. Improving air quality in our cities makes them even more attractive places to live, work, shop and spend leisure time in.

The LEZ operates continuously, 24 hours a day, 365 days a year. It applies to all vehicles except those that are entitled to an exemption. Motorcycles and mopeds are also exempt.  You can check the LEZ boundary on Edinburgh’s council website.

You can also use the ”Vehicle Checker” to check if your vehicle can or cannot drive within a LEZ based on whether it is considered compliant or non-compliant with the emission standards.  Any vehicles that breach the emission standards will be issued a fine for entering the zone.

Check-in / Check-out

Check-in is from 16:00 until 22:00, or later by special arrangement.
You will be asked to check-out before 10:30.

We will send you the check-in instructions at least one day prior to your arrival date. It is important to check your email to ensure you have received these instructions before you arrive, as they contain all the necessary details to make your check-in process smooth and efficient. Should you prefer to receive the check-in instructions further in advance, please do not hesitate to let us know. We are more than happy to accommodate your request and ensure you have all the information you need well ahead of time.

Luggage Storage

You are welcome to store your luggage free of charge at our Greatbase Office, located at 24 St Stephen Street, during office hours from Monday to Friday. Please confirm your drop-off and collection time if you would like to use this service.
