Tucked away on a cobbled side street within the historic New Town district of Edinburgh and near the buzzing Leith Walk district, this stunning self-catering holiday accommodation at Broughton Place Lane is the perfect Edinburgh holiday home to live life like a local and provides excellent access to the city’s many wonderful attractions.

Interior layout

Sleeping up to 2 people, this charming self-contained house boasts two spacious bedrooms, one with en-suite bathroom, and a stunning open-plan living room and kitchen space.

Coming into this holiday let, you are welcomed into the large open-plan living space with a lovely neutral colour palate and decorated in a contemporary style throughout. There is a seating area with leather sofa and a beautiful glass coffee table set around a gas fire, creating a cosy space to unwind after a busy day of checking out Edinburgh’s most important sites. The bright and modern kitchen is the perfect place to cook a meal together, with all useful appliances present including gas hob, electric oven, fridge and freezer, microwave, and kettle so you can make yourself right at home the moment you arrive with a proper cup of tea. The glass dining table and chairs provide ample space to sit around the table and enjoy sharing a meal together.

There is also a small WC downstairs for added convenience.

French doors open to a south-facing, private walled garden with a timber decked outdoor dining area, sun-trap stone patio, landscaped garden, and lawn. There is a large table to dine outdoors if the weather allows or simply enjoy a glass of wine as the sun sets.

Heading upstairs you reach the two bedrooms and a handy study room as well if you need a private space to get some work done. The first master bedroom boasts a super-king bed and a tiled en-suite shower room. The second bedroom has a king-sized bed and both bedrooms feature delightful Juliet balconies with window boxes so you can enjoy a bit of morning sunshine to start your day.

There is also an additional high-spec bathroom upstairs, with both bath and shower.

Among its many amenities, the house features a washer dryer unit, perfect for travellers who prefer the flexibility and convenience of managing their own laundry. This modern appliance allows you to wash and dry your clothes all in one machine, saving you both time and effort during your stay.

Towels and linen are supplied. If you need a travel cot and/or high chair for your little one, please request the travel cot and/or high chair at least three days in advance of your arrival date. Be sure to bring your own linen for the travel cot as we do not have the linen for the cot.The travel cot comes equipped with a standard UK lightweight foldable mattress. However, if you prefer an additional mattress for extra comfort, please bring that along as well.

The house is not suitable for hosting any parties. Smoking is strictly prohibited in the house, in the private garden, and on the balcony. No pets are allowed to visit or stay.

Around and about

Situated in a quiet cobbled street, Broughton Place Lane is ideally suited for those who want the convenience of being close to the centre of town, while enjoying a more relaxed and residential feel.

Nearby (2min walk) Broughton Street is a vibrant hub of activity with an array of local speciality shops, quality restaurants, pubs and bistros. There is also the buzzing Leith Walk with newly opened tram line giving you easy and direct access to Edinburgh airport one way or whisking you down to the port of Leith the other way, where even more quality restaurants and bars await you.

A brisk twenty-minute walk will take guests to Edinburgh’s historic Old Town where one can pay a visit to Edinburgh Castle or take a stroll along the Royal Mile, the historic thoroughfare that connects the Castle to the city’s royal residence, The Palace of Holyrood House.

Important

This holiday house is not suitable for stag or hen parties. A damage deposit of £250 is required before arrival and, in the event that there is no damage to the house, will be fully refunded one week after your departure.

House rules

  • This house accommodates a maximum of 2 guests. No unregistered guests are allowed to visit or stay overnight.
  • Parties, events, and large gatherings of any kind are strictly prohibited. All guests must comply with our other house rules regarding noise and the neighborhood.
  • Please do not engage in any anti-social behaviour. Guests must not behave in a way that causes, or is likely to cause, alarm, distress, nuisance, or annoyance to any person; or which amounts to harassment of any person; or causes damage to anyone’s property. This includes high levels of noise and drunken or threatening behaviour, which is strictly prohibited.
  • No pets are allowed (visiting or staying).
  • Please be respectful of your neighbours and keep any form of noise to a minimum between the hours of 9:00 pm and 7:30 a.m.
  • Strictly no smoking, vaping, candles, or incense burners. Smoking is not permitted in the house, in the private garden, and on the balcony.

Parking information

Paid on-street parking bays managed by the Edinburgh Council are conveniently located on nearby streets such as Broughton Place, East London Street, Broughton Street, and Hart Street. These paid-and-display on-street parking bays are available from Monday to Friday, between 8:30 a.m. and 5:30 p.m. Outside these hours, parking is free overnight on weekdays from 5:30 p.m. until 8:30 a.m. the following day. Additionally, parking is free from 5:30 p.m. on Friday until 8:30 a.m. on Monday, allowing for hassle-free weekend parking.

For those looking for a more secure or guaranteed parking spot, you can book a parking space via the “yourparkingspace” website. This space is located conveniently at the corner of the house and is available for £13.75 for a 24-hour period. Do note that this parking bay is subject to availability, so it is advisable to check and book in advance if you intend to use this option.

Alternatively, for longer parking stays, there are several multi-storey car parks within a short walking distance from the house.

Scotland’s  Low Emission Zone (LEZs)  information

Low Emission Zones  (LEZs) have been introduced in Edinburgh starts from 1st June 2024.  Scotland’s Low Emission Zones will only allow access to vehicles which meet minimum emission standards or meet the exemption criteria. LEZs set an environmental limit on certain road spaces, restricting access for the most polluting vehicles so as to improve air quality. Improving air quality in our cities makes them even more attractive places to live, work, shop and spend leisure time in.

The LEZ operates continuously, 24 hours a day, 365 days a year. It applies to all vehicles except those that are entitled to an exemption. Motorcycles and mopeds are also exempt.  You can check the LEZ boundary on Edinburgh’s council website.

You can also use the ”Vehicle Checker” to check if your vehicle can or cannot drive within a LEZ based on whether it is considered compliant or non-compliant with the emission standards.  Any vehicles that breach the emission standards will be issued a fine for entering the zone.

Luggage Storage

You are welcome to store your luggage free of charge at our Greatbase Office, located at 24 St Stephen Street, during office hours from Monday to Friday. Please confirm your drop-off and collection time if you would like to use this service.
