The apartment comes with a fully furnished living room, dining room, small lounge/library, fully integrated kitchen and retains the value of peaceful living while being a one minute walk away from the Royal Mile, Edinburgh Castle, The Scotch Whisky Experience and Camera Obscura & World of Illusions. This holiday apartment is the perfect location for your visit to Edinburgh with many amenities and plenty of things to do.
The apartment itself is stylishly furnished throughout. The entrance is at ground level and opens directly on to the main hall, which is tastefully decorated and features a waterfall chandelier. First off the hall is the small lounge/library, where guests can batten down the hatches with a book on a rainy afternoon or enjoy a coffee and a board game.
The first of the bedrooms contains a king-sized bed and fitted double wardrobe, and provides guests with fantastic views of the city centre. The neighbouring master bedroom shares the same views but features a super-king-sized, four-poster bed and a flat screen TV with integrated DVD.
Next door is the living room, which benefits from a bright and uplifting atmosphere thanks to bay windows and a small balcony that again looks directly onto Princess Street Gardens and the city beyond. The room is elegantly furnished and features a wall-mounted 4K Ultra HD Smart TV. Oversized double-doors connect the adjoining dining/conference room, which benefits from its own bay windows and includes a dining table with seating for eight and an engraved oriental fireplace. The main hall also provides access to a further double bedroom featuring a king-sized bed.
A short corridor leads to the rear of the apartment and the kitchen, which features, among all the usual amenities, dual ovens and a gas cooking range (as well as a washing machine and dishwasher). Also leading off the corridor are the apartment’s two bathrooms and a further double bedroom with a king-sized bed. The first bathroom features a freestanding roll top bath with an integrated shower head, while the second boasts a walk-in wet area. Both bathrooms feature heated towel rails and underfloor heating.

Furthermore, guests will find themselves spoilt for choice when it comes to the many shops, bars and restaurants along Edinburgh’s Royal Mile, the old high street linking the castle to the Palace of Holyroodhouse.

As with all our properties, WiFi, a hairdryer, iron, and ironing board are provided. Please note that there is no parking at the apartment. The nearest long-stay car park is at Waverley Station or the Castle Terrace car park.

This apartment is not suitable for stag or hen parties. A damage deposit of £500 is required prior to arrival and, in the event that there is no damage to the apartment, will be fully refunded one week after your departure.
- This apartment accommodates a maximum of 8 guests. No unregistered guests are allowed to visit or stay overnight.
- Parties, events, and large gatherings of any kind are strictly prohibited. All guests must comply with our other house rules regarding noise and the neighborhood.
- Please do not engage in any anti-social behaviour. Guests must not behave in a way which causes, or is likely to cause, alarm, distress, nuisance or annoyance to any person; or which amounts to harassment of any person; or causes damage to anyone’s property. This includes high levels of noise and drunken or threatening behaviour, which is strictly prohibited.
- No pets are allowed.
- Please be respectful of your neighbours and keep any form of noise to a minimum between the hours of 9:00 pm and 7:30 a.m.
- Strictly no smoking, vaping, candles, or incense burners. Smoking is not permitted in the apartment or outside the apartment building.

You will be asked to check-out before 10:30.
We will welcome you in person to introduce you to the apartment, hand over keys and answer any questions. We can also arrange self check-in—please let us know if you prefer this option.
You are welcome to store your luggage free of charge at our Greatbase Office, located at 24 St Stephen Street, during office hours from Monday to Friday. Please confirm your drop-off and collection time if you would like to use this service.
