The space is anchored by a stunning decorative fireplace framed by intricate Georgian-style moulding, adding a refined focal point. Grand bay windows line the curved wall, allowing natural light to pour in and illuminating the room throughout the day. Soft neutral tones, luxurious carpeting, and a trio of plush sofas create a serene and inviting atmosphere. Subtle details like the chandelier, framed artwork, and layered textiles add warmth and personality to this beautifully preserved room. There could not be a better place for curling up with a book, enjoying quiet conversation, or simply relaxing after a day exploring Edinburgh.

Flowing seamlessly from the living room, the drawing room offers a spacious and sun-drenced retreat, perfect for relaxing or gathering with family and friends. With high ceilings adorned in elegant plasterwork, original wood floors, and tall sash windows that flood the room with natural light, the space feels both grand and welcoming. A comfortable tartan sofa adds a touch of traditional Scottish charm, while the soft-toned walls and vintage rug create a calm inviting atmosphere. At the far end, a dining area with a table for up to eight guests makes this room ideal for leisurely meals, games, or conversation long into the evening.

When it’s time to sleep, choose from four comfortable and luxurious bedrooms, each designed with rest and relaxation in mind.
Blending traditional charm with modern comfort, the spacious master king-size bedroom feels timeless. Whether you’re curling up with a book or stretching out for a lie-in, this room makes it easy to relax.

Bursting with playful colour, the second king-size bedroom offers a cheerful, uplifting retreat. Bold florals line the feature wall, complemented by soft pink and orange tones that radiate warmth and joy. A cosy king-size bed invites you to sink in and switch off, while sunlight pours in through sash windows, creating a bright, welcoming atmosphere. It’s a room that invites both peaceful sleep and slow, sunny mornings. Wake up refreshed and ready for the day, or linger a little longer in this bright and welcoming room.

The third airy king-size bedroom combines a refreshing blend of classic and contemporary, featuring calming pale blue walls that beautifully contrast with vibrant lime-green curtains, framing two generous windows that invite in the long July daylight. A comfortable king-size bed provides a restful haven, complemented by practical storage in the form of a chest of drawers and a spacious wardrobe, while a bold blue pendant light adds a modern splash of colour to this inviting space.

Calm and quietly luxurious, the final double bedroom is all about soft textures and subtle elegance. Set beneath high ceilings and wrapped in a palette of warm neutrals, the plush double bed promises rest and comfort. A tall window lets in gentle daylight, framed by draped curtains that move with the breeze.
