A cosy and well-equipped garden-level apartment in Edinburgh’s prestigious New Town.
The main area of this bright and cheerful apartment is the sitting room with a well-equipped kitchenette, comfy sofa and armchair, as well as a generous dining table at the window. The bedroom has zip-and-link beds which can be made up as two singles or a king. Like the living area, this room has a large street-side window to admit light, while double glazing , curtains and working wooden shutters provide effective noise insulation in both rooms. The windowsill has integrated shelving containing the hairdryer and there’s a dressing mirror on the adjacent wall. Further storage space can be found in the fitted wardrobe at the far end of the bedroom, beside the modern en-suite shower room.
Entry to the apartment is down a flight of stairs from the street to the private patio on the garden level where you can relax at the garden table and enjoy a drink alfresco while planning your Edinburgh stay. Dundas Street is is a popular New Town thoroughfare, well known for its galleries, antique shops, and cafes, with good transport links throughout the city. It is quiet in the evenings and at weekends. The Water of Leith walkway is only a few minutes’ walk away if you wish to experience a more peaceful side of Edinburgh and to explore where the locals go.
One member of the booking party must be over 25 years old. We reserve the right to vet any booking. We require names and ages of all guests, as well as addresses and ID.
A damage deposit of £250 is required one week before arrival and will be fully refunded pending no damages one week after your departure. Alternatively, can we offer you an insurance policy to cover damages and excess cleaning. The cost of the policy will vary depending on the length of your stay.

We meet and welcome all our guests to introduce you to the apartment, hand over keys and answer any questions. We can also arrange self check-in, please let us know if you would prefer this option.
Our guests are welcome to store the luggage at our Greatbase office located at 24 St Stephen Street during our office hours from Monday to Friday free of charge. Please confirm your drop-off time and the collection time if you would like to use this service.
