A charming, dog-friendly garden cottage with private parking and an EV charge point near the Meadows and The University of Edinburgh.

Originally built as a billiard room and summer house, this Victorian cottage consists of a double bedroom with adjoining shower room and WC, and an open-plan living/dining/kitchen area. The main area boasts a large cupola with traditional wooden floors, stained glass windows and a wood-burning stove for that cosy, cottage feel.

Charming and spacious garden cottage, originally built as a billiard room and summer house. In addition to 1 double bedroom and a shower room, the large open living/dining/kitchen space features a light-filled cupola, wooden floors, stained glass windows, and a wood burning stove.

A quirky mix of grandeur, charm, and modern convenience, this garden cottage was built in the late 1800s as an aesthetic makeover for its Georgian surroundings.

Interior layout

The cottage is a charming mix of quirkiness, vintage grandeur and modern convenience. We think it may have been the summer house of the family who originally owned the main house (which is Georgian) and was added on as part of a makeover in the late 1800s. Please note that the cottage can only be accessed by walking through the adjoining garage of the main house.

There is a carpeted double bedroom with an adjoining shower-room. The main living area has two double sofa beds with sprung mattresses, which will comfortably accommodate a family or a group of friends (though it should be noted that the single, en-suite shower room and WC can only be accessed by walking through the bedroom).

There is a dining table in the bay window with seating for six and a modern functional kitchen with a dishwasher, induction hob, and combined microwave/oven. There is a Sonos system with online streaming and for the winter months, there is a wood-burning stove (though there is also a combi boiler for convenience). For an additional fee (£15) we can provide a laid fire in the stove, ready to light, and a basket of logs and kindling.

Finally, we’re happy to report that your four-legged friends are welcome in our home! If you do plan on bringing your dog, please let us know in advance and be sure to follow the house rules related to pets during your stay.

Free Parking and EV Charger

If you plan to drive to Edinburgh, there is a private parking area for one car within the entrance gate. If you plan to drive to Edinburgh, there is a private parking area for a car within the entrance gate. The cottage has an EV charger for the electric car within the entrance gate. The EV charger is a 7kw unit. It has a tethered cable with a Type 1 plug, but we also have an adapter that puts a Type 2 plug on the end, which is what most modern electric cars use.

Around and about

Our Minto Street self-catering cottage is situated on the south side of Edinburgh and is about a 20-30 minute walk from the centre of town. Those visiting for the Edinburgh International Festival are particularly well-positioned, with George Square, The Pleasance, and The Underbelly all just a short walk away. This dog-friendly Edinburgh holiday cottage is also conveniently positioned just around the corner from Edinburgh University Pollock Halls of Residence, making it especially ideal for prospective students or those visiting family or friends at the university.

Minto Street Cottage and the surrounding neighbourhood served as inspiration for author Carol Darley Dow’s novel ‘Window Friends.’ Read more about the role the cottage played in the creation of the book here.

Booking requirements

One member of the booking party must be over 25 years old. We reserve the right to vet any booking. We require the names and ages of all guests, as well as addresses and ID.


A damage deposit of £250 is required before arrival and will be fully refunded pending no damages one week after your departure.

Pets are welcome at this Edinburgh holiday cottage. If you plan to bring your pet, please let us know before you place the booking and ensure that you follow the house rules related to pets during your stay.

Check-in / Check-out

Check-in is from 16:00 until 22:00, or later by special arrangement.
You will be asked to check-out before 10:30.

We will welcome you in person to introduce you to the apartment, hand over keys and answer any questions. We can also arrange self check-in—please let us know if you prefer this option.

Luggage Storage

You are welcome to store your luggage free of charge at our Greatbase Office, located at 24 St Stephen Street, during office hours from Monday to Friday. Please confirm your drop-off and collection time if you would like to use this service.
