Perfectly nestled away in the eastern part of the city’s historic New Town, this charming apartment places you within a mile of popular destinations like the St James Quarter, Princes Street, and George Street. Excellent public transport links are also close by, offering easy access to all of Edinburgh’s iconic sights and attractions. Whether you’re here to explore the city’s rich history or sample its vibrant food scene, our Barony Street flat is the perfect place to relax and recharge between adventures.

Interior layout

As you first step foot into the apartment on the 2nd floor, you’re welcomed by a bright and airy hallway that connects the eclectic living room, modern kitchen/dining space and spacious bedrooms.

Through in the living room, two inviting sofas offer the perfect spot to relax after a day of exploring the city. Bask in the warm, welcoming atmosphere created by the wood-burning stove and the natural light that floods the space through large sash windows. In the evenings, settle in and watch shows on the Smart TV as you get cosy for the night.

When sleep calls, the master bedroom provides all you need for a good night’s rest. Sink into the soft double bed, framed by a sleek wooden headboard, and let comfort take over. Sunshine streams gently through the large sash window, creating a serene atmosphere to wake up to. Designed for pure relaxation, this space is perfect for slow mornings with a good book.

The second bedroom offers another comfortable wooden-frame double-bed, making it ideal for additional guests or family members. With its calm ambiance and thoughtful simplicity, it’s a cosy retreat to unwind in after some Edinburgh exploration.

Complete with all the necessary cookware for a delicious homemade meal, you’ll find a compact kitchen and dining space just next to the master bedroom. Equipped with an oven, a microwave, an induction hob, a kettle as well as a toaster, there’s little that you won’t be able to whip up with ease.

A bathroom is located just off the hallway. Indulge in a soothing soak in the bathroom tub, surrounded by light tiles that complement a spa-like feel.

You’ll also find a washing machine and additional freezer in a cupboard accessed off the hallway.

Towels and linen are supplied and a high chair and travel cot are available by request. Towels and linen are supplied. If you need a travel cot and/or high chair for your little one, please request the travel cot and/or high chair at least three days in advance of your arrival date. Be sure to bring your own linen for the travel cot as we do not have the linen for the cot. The travel cot comes equipped with a standard UK lightweight foldable mattress. However, if you prefer an additional mattress for extra comfort, please bring that along as well.

This holiday apartment is not permitted to host stag or hen parties, nor any other type of party. Smoking is strictly forbidden inside the apartment and in the building. Pets are not permitted to visit or stay.

One member of the booking party must be at least 25 years old.

Important

This holiday apartment is not permitted to host stag or hen parties, nor any other type of party. A damage deposit of £250 is required prior to arrival and, in the event that there is no damage to the apartment, will be fully refunded one week after your departure.

House rules

  • This apartment accommodates a maximum of 4 guests. No unregistered guests are allowed to visit or stay overnight.
  • Parties, events, and large gatherings of any kind are strictly prohibited. All guests must comply with our other house rules regarding noise and the neighbourhood.
  • Please do not engage in any anti-social behaviour. Guests must not behave in a way which causes, or is likely to cause, alarm, distress, nuisance or annoyance to any person; or which amounts to harassment of any person; or causes damage to anyone’s property. This includes high levels of noise and drunken or threatening behaviour, which is strictly prohibited.
  • No pets are allowed.
  • Please be respectful of your neighbours and keep any form of noise to a minimum between the hours of 9:00 pm and 7:30 a.m.
  • Strictly no smoking, vaping, candles, or incense burners. Smoking is not permitted in the apartment.

Luggage Storage

You are welcome to store your luggage free of charge at our Greatbase Office, located at 24 St Stephen Street, during office hours from Monday to Friday. Please confirm your drop-off and collection time if you would like to use this service.
