Large sash windows overlook the rooftops of the New Town, flooding the space with natural light throughout the day. Please note that the internal staircase leading to the upper level is not accessible and is not included as part of the apartment’s amenities. Please do not use the staircase or access the upper level during your stay.

If you need a travel cot and/or high chair for your little one, please request the travel cot and/or high chair at least three days in advance of your arrival date. Be sure to bring your own linen for the travel cot as we do not have the linen for the cot. The travel cot comes equipped with a standard UK lightweight foldable mattress. However, if you prefer an additional mattress for extra comfort, please bring that along as well.

This holiday apartment is not permitted to host stag or hen parties, nor any other type of party. Smoking is strictly forbidden inside the apartment and in the building. Pets are not permitted to visit or stay.

This Edinburgh holiday apartment is not suitable for stag or hen parties. A damage deposit of £250 is required prior to arrival and, in the event that there is no damage to the apartment, will be fully refunded one week after your departure.

Please note: the upper level of the property is not for guest use. Therefore, please do not access the upper level by going upstairs during your stay.

House rules

  • This apartment accommodates a maximum of 4 guests. No unregistered guests are allowed to visit or stay overnight.
  • Parties, events, and large gatherings of any kind are strictly prohibited. All guests must comply with our other house rules regarding noise and the neighborhood.
  • Please do not engage in any anti-social behaviour. Guests must not behave in a way which causes, or is likely to cause, alarm, distress, nuisance or annoyance to any person; or which amounts to harassment of any person; or causes damage to anyone’s property. This includes high levels of noise and drunken or threatening behaviour, which is strictly prohibited.
  • No pets are allowed.
  • Please be respectful of your neighbours and keep any form of noise to a minimum between the hours of 9:00 pm and 7:30 a.m.
  • Strictly no smoking, vaping, candles, or incense burners. Smoking is not permitted in the apartment or outside the apartment building.
