The city centre and historic Old Town are also within easy reach, putting you close to Edinburgh’s most iconic landmarks, including the Royal Mile, Princes Street, and Edinburgh Castle.

This stylish 3-bedroom 2-floor house is nestled on a quiet lane in Edinburgh’s sought-after Viewforth neighbourhood, just a short walk from the leafy expanse of The Meadows and the charming streets of Bruntsfield. It offers a peaceful retreat while keeping the city’s main attractions close at hand, making it a perfect base for exploring.
Inside, the upstairs open-plan living area is bright and airy, designed for relaxation and comfort. A generous sofa and soft armchairs sit around a cosy fireplace, creating a welcoming spot to unwind, while a Smart TV adds entertainment for quiet evenings.


The downstairs dining area seats six comfortably, ideal for shared meals, and the modern kitchen is well-equipped with a central island, induction hob, oven, and fridge/freezer, making it easy to prepare anything from a quick snack to a full dinner.


The house features three double bedrooms spread across two levels. On the ground floor, the master bedroom offers a peaceful sanctuary with its own en-suite shower room, accompanied by a second double bedroom that is equally comfortable and inviting. Upstairs, the third bedroom is located beside the balcony and styled in a calming palette of deep blues and neutral tones. A double bed and mirrored walk-in wardrobe complete the space, providing a serene retreat for restful nights.



Guests can enjoy two modern shower rooms, including one en-suite, as well as a family bathroom with a deep bathtub and both handheld and overhead shower fittings, making it perfect for washing away the day’s adventures.



Towels and linen are supplied and a high chair and travel cot are available by request. Towels and linen are supplied. If you need a travel cot and/or high chair for your little one, please request the travel cot and/or high chair at least three days in advance of your arrival date. Be sure to bring your own linen for the travel cot as we do not have the linen for the cot. The travel cot comes equipped with a standard UK lightweight foldable mattress. However, if you prefer an additional mattress for extra comfort, please bring that along as well.
This holiday apartment is not permitted to host stag or hen parties, nor any other type of party. Smoking is strictly forbidden inside the apartment and in the building. Pets are not permitted to visit or stay.

Venturing further afield is simple thanks to the city’s reliable Lothian Bus network. The 23 and 27 routes stop nearby, whisking you into the historic Old Town in around 26 minutes. From the Old Town, Princes Street is just a short walk away, offering high-street shopping, stunning views of the castle, and easy access to the elegant Georgian streets of the New Town.

One member of the booking party must be at least 25 years old.
Important
This holiday apartment is not suitable for stag or hen parties. A damage deposit of £500 is required prior to arrival and, in the event that there is no damage to the apartment, will be fully refunded one week after your departure.
House rules
- This apartment accommodates a maximum of 6 guests. No unregistered guests are allowed to visit or stay overnight.
- Parties, events, and large gatherings of any kind are strictly prohibited. All guests must comply with our other house rules regarding noise and the neighborhood.
- Please do not engage in any anti-social behaviour. Guests must not behave in a way which causes, or is likely to cause, alarm, distress, nuisance or annoyance to any person; or which amounts to harassment of any person; or causes damage to anyone’s property. This includes high levels of noise and drunken or threatening behaviour, which is strictly prohibited.
- No pets are allowed.
- Please be respectful of your neighbours and keep any form of noise to a minimum between the hours of 9:00 pm and 7:30 a.m.
- Strictly no smoking, vaping, candles, or incense burners. Smoking is not permitted in the apartment or outside the apartment building.
