Located in the coveted Newington area, this 2-bedroom ground floor Edinburgh holiday flat offers the ideal location for a relaxing holiday escape.

Interior layout

A warm and homely hallway welcomes you into this modern two-bedroom ground floor holiday apartment. Enjoy the pleasant ambiance as you move through the smooth wooden flooring that seamlessly connects the luxurious living room, stylish kitchen/dining area, and cosy bedrooms.

As you wander into the charming living room, you’ll be greeted by two cosy 2-seater sofas arranged around a sleek set of coffee-brown nesting tables. Large windows invite plenty of soft sunlight, filling the space with an airy atmosphere. After a long day of exploring Edinburgh, sink into the sofa and get lost in a good movie on the large Smart TV.

Step into the serene master bedroom, where soft tones and natural textures create a calming retreat. A plush king-size bed with a woven rattan headboard invites you to unwind, flanked by matching wooden bedside tables and gentle ambient lighting. A minimalist vanity with a round mirror adds a touch of elegance, perfect for quiet morning rituals. The large window fills the room with natural light, making it the ideal space to relax and recharge after a day exploring the city. You’ll also find an en-suite bathroom.

Need a bit more space? The second bedroom offers a comfortable alternative, complete with a snug double bed framed in warm earthy wood. Styled with the same restful charm as the master, it’s the perfect spot to settle in for a peaceful night’s sleep.

Catching your eye from the comfort of the living room, the bright kitchen offers everything you need to cook up a storm. Fully equipped with a gas stove, microwave, oven, fridge, freezer, and dishwasher, it’s ready for anything from quick delicious breakfasts to hearty homemade dinners.

Connected to the master bedroom, the en-suite bathroom features a private shower chamber adorned with rustic brown, horizontally stacked tiles. A long mirror invites you to savour your morning and night time routines.

At the end of the hallway, treat yourself to a relaxing soak in the elegant bathtub, set against soothing stone tiles for that perfect spa feel.

Towels and linen are supplied and a high chair and travel cot are available by request. Towels and linen are supplied. If you need a travel cot and/or high chair for your little one, please request the travel cot and/or high chair at least three days in advance of your arrival date. Be sure to bring your own linen for the travel cot as we do not have the linen for the cot. The travel cot comes equipped with a standard UK lightweight foldable mattress. However, if you prefer an additional mattress for extra comfort, please bring that along as well.

The apartment is not suitable for hosting parties. Smoking is strictly forbidden inside the apartment and on the patio. Pets are not permitted to visit or stay.

Upper Gray Street enjoys a prime location just beyond the heart of Edinburgh, offering the perfect balance between tranquil green spaces and bustling urban life. Take a leisurely stroll across the nearby Meadows or dive into the buzz of the city centre. Excellent transport links via Lothian Buses provide easy access to the New Town, where you can explore iconic attractions such as Princes Street, Edinburgh Castle, and the Royal Mile.

Feeling a bit peckish? Just at your doorstep, you’ll have access to a selection of bakeries and restaurants. 101 Bakery is only a 2 minute walk away, offering delicious pastries. There is a rich selection of authentic Asian restaurants such as Xuzhou Groundpot, Panda Kitchen. Korean BBQ as well as Ichiban. Craving more variety? Catch a quick bus into the heart of the New Town, where you’ll discover everything from relaxed cafés to upscale dining along Princes Street, George Street, and the charming lanes that connect them.

If you’re travelling to Edinburgh for the Fringe Festival, our Upper Gray Street flat is an ideal base for viewing shows and plays as Summerhall is right around the corner. Convenient public transport links also mean that you’re only a short ride away from other famous venues such as Queens Hall and Gilded Balloon Patter House.

Please note that there is no private parking at the apartment.  The nearest long-stay car park is NCP Holyrood. You can find more information from our parking guide in Edinburgh. On-street parking is metered between the hours of 8:30am-5:30pm on Monday – Friday. In other words, on-street parking is free from 5:30pm until 8:30am the next day from Monday to Friday. On-street parking from 5:30pm Friday is free over the weekend until 8:30am Monday.

One member of the booking party must be at least 25 years old.

Important

This holiday apartment is not suitable for stag or hen parties. A damage deposit of £250 is required prior to arrival and, in the event that there is no damage to the apartment, will be fully refunded one week after your departure.

House rules

  • This apartment accommodates a maximum of 4 guests. No unregistered guests are allowed to visit or stay overnight.
  • Parties, events, and large gatherings of any kind are strictly prohibited. All guests must comply with our other house rules regarding noise and the neighborhood.
  • Please do not engage in any anti-social behaviour. Guests must not behave in a way which causes, or is likely to cause, alarm, distress, nuisance or annoyance to any person; or which amounts to harassment of any person; or causes damage to anyone’s property. This includes high levels of noise and drunken or threatening behaviour, which is strictly prohibited.
  • No pets are allowed.
  • Please be respectful of your neighbours and keep any form of noise to a minimum between the hours of 9:00 pm and 7:30 a.m.
  • Strictly no smoking, vaping, candles, or incense burners. Smoking is not permitted in the apartment.

Luggage Storage

You are welcome to store your luggage free of charge at our Greatbase Office, located at 24 St Stephen Street, during office hours from Monday to Friday. Please confirm your drop-off and collection time if you would like to use this service.
