Interior layout

Venture past the entry hallway to reach the apartment’s open-plan living area. This cosy and comfortable room contains a sofa and armchair as well as a television for your entertainment.

In the back of the room, a well-equipped kitchenette will fulfill all of your self-catering needs. Essentials include a hob, oven, toaster, and kettle. We will also prepare a welcome pack in the apartment for you, including milk, tea, coffee, fresh fruit, and locally-made Scottish shortbread biscuits.

A generously-sized wooden dining table across the room seats two. Located beside the luminous, street-side window, this is a lovely place to sit and enjoy a cup of coffee in the morning!

The cosy, carpeted bedroom has zip-and-link beds which can be made up as two singles or a double. Two bedside tables and reading lamps accompany the beds, in addition to a dressing mirror and a fitted wardrobe at the far end of the bedroom, beside the modern en-suite shower room. Further storage space can be found in the integrated shelving in the windowsill.

Like the living area, the bedroom has a large light-filled street-side window. Double glazing, curtains and working wooden shutters provide effective noise insulation in both rooms. A washing machine is at your disposal, and a high chair and travel cot are available by request.

This self-catering property has Wi-Fi, a hairdryer and an iron and ironing board. Please note that there is no parking at the apartment. On-street parking is free from 5:30 p.m till 8:30 a.m. on Monday to Friday and free from 5:30 p.m. on Friday to 8:30 a.m. on Monday. Around and about

This apartment is perfectly positioned for experiencing everything that Edinburgh has to offer. Edinburgh Castle and the historic Royal Mile are just a twenty minute walk away, and the many shops and restaurants in the New Town are even closer by – the walk up Dundas Street is very scenic, with lovely views of the Firth of Forth on one side and the Old Town skyline on the other.

A popular New Town thoroughfare, Dundas Street is known for its many galleries, antique shops, and cafes. There’s plenty to explore as you wander the elegant streets of the Georgian New Town, and the apartment is well connected with good transport links throughout the city.

To truly immerse yourself in the surrounding neighbourhood, why not dive into 44 Scotland Street by Alexander McCall Smith? This novel is set in Edinburgh’s New Town and features real local characters such as writer Ian Rankin – you’ll even find Dundas Street mentioned in its pages!

There is also plenty of green space nearby, if you wish to experience a more peaceful side of Edinburgh. The east gate to the tranquil Royal Botanic Garden is just a ten minute walk away. You will also pass the lovely Water of Leith Walkway on the way. Follow this leafy path to reach the cafes, shops, and boutiques of the Stockbridge neighbourhood (which also has a fantastic Sunday farmers’ market!) Beyond, you’ll find the idyllic banks of Dean Village, and the Scottish National Gallery of Modern Art further on.

Booking requirements

One member of the booking party must be over 25 years old. We reserve the right to vet any booking. We require names and ages of all guests, as well as addresses and ID.

Important

A damage deposit of £250 is required before arrival and will be fully refunded pending no damages one week after your departure.

The rental amount includes laundry, cleaning, gas, electricity and Wi-Fi.

For the security of our guests and the safety of this holiday home, this property has an external CCTV located at the exterior of the property near the front door.

The owners have asked us to make you aware that they will require access twice or thrice a week to water plants and perform plant maintenance on the patio. They may require access to the cellars if needed.

House Rules

  • This apartment accommodates a maximum of 2 guests. No unregistered guests are allowed to visit or stay overnight.
  • All guests must belong to the same family.
  • Parties, events, and large gatherings of any kind are strictly prohibited. All guests must comply with our other house rules regarding noise and the neighborhood.
  • Please do not engage in any anti-social behaviour. Guests must not behave in a way which causes, or is likely to cause, alarm, distress, nuisance or annoyance to any person; or which amounts to harassment of any person; or causes damage to anyone’s property. This includes high levels of noise and drunken or threatening behaviour, which is strictly prohibited.
  • No pets are allowed.
  • Please be respectful of your neighbours and keep any form of noise to a minimum between the hours of 9:00 pm and 7:30 a.m.
  • Strictly no smoking, vaping, candles, or incense burners. Smoking is not permitted in the apartment or outside the apartment building on the patio and steps.

Check-in is from 16:00 until 22:00, or later by special arrangement.
You will be asked to check-out before 10:30.

We will welcome you in person to introduce you to the apartment, hand over keys and answer any questions. We can also arrange self check-in—please let us know if you prefer this option.

Luggage Storage

You are welcome to store your luggage free of charge at our Greatbase Office, located at 24 St Stephen Street, during office hours from Monday to Friday. Please confirm your drop-off and collection time if you would like to use this service.
