A bespoke & characterful top-floor apartment in the heart of Edinburgh’s Old Town. 

Blackie House is a stylish, 17th century penthouse. Its commanding position offers guests fantastic views across the city, while the location is perfect for those wishing to immerse themselves in Scotland’s beautiful capital city.

Interior layout

This apartment is uniquely furnished throughout, with hand-crafted furniture and fittings by designer Rupert Williamson adding a contemporary edge to this historic building. The flat is accessed via a lift (which opens directly on to the flat itself) or a decorated stairwell. The accommodation comprises a double bedroom and a spacious, open-plan kitchen/living/dining-room from which guests can enjoy the wonderful views over Princes Street Gardens and across to Edinburgh’s New Town.


Blackie House sits just off the Royal Mile in the heart of Edinburgh’s Old Town, only a stone’s throw from Edinburgh Castle itself. Guests can take a stroll down the high street and enjoy a traditional plate of haggis or pay a visit to St Giles’ Cathedral, Camera Obscura or The Scottish National Gallery, all of which are just a short walk away.  The nearest paid on-street parking is Market Street (free only on Sundays and from 6.30pm to 8.30am). Long stay car parks can be found nearby at Waverley Station and Castle Terrace.

Booking requirements

One member of the booking party must be over 25 years old. We reserve the right to vet any booking. We require names and ages of all guests, as well as addresses and ID.


This apartment is not suitable for stag or hen parties. A damage deposit of £250 is required and will be fully refunded pending no damages one week after your departure. Alternatively, can we offer you an insurance policy to cover damages and excess cleaning. The cost of the policy will vary depending on the length of your stay.

Check-in / Check-out

Check-in is from 16:00 until 22:00, or later by special arrangement.
You will be asked to check-out before 10:30.

We will welcome you in person to introduce you to the apartment, hand over keys and answer any questions. We can also arrange self check-in—please let us know if you prefer this option.

Luggage Storage

You are welcome to store your luggage free of charge at our Greatbase Office, located at 24 St Stephen Street, during office hours from Monday to Friday. Please confirm your drop-off and collection time if you would like to use this service.
