An airy and spacious Edinburgh festival apartment by The Shore of Leith
Recently ranked the 4th coolest neighbourhood in the world, Leith is one of the most exciting places to stay in Edinburgh. Once Scotland’s main port for trade, the area is now home to the Royal Yacht Britannia, Michelin-starred restaurants, and an abundance of unique spaces dedicated to music and art. Despite being a cultural and creative enclave, Leith is well connected to the city centre. Our Water Street apartment has excellent transport links, and a mere thirty minute walk will take you to Edinburgh Waverley Station.

Interior layout
This Edinburgh holiday flat is located on the third floor of a traditional tenement building by the picturesque Shore of Leith.
From the entrance hall, you will find the combined living and dining room to your left. This delightful communal space is luminous and relaxing. The log burning stove acts as a focal point to the room, with a fireplace featuring stunning forest green and blue patterned tiles. Facing the fireplace, two sofas and an armchair encircle a vintage 1960’s glass-topped coffee table. Additional casual seating is provided by cushions placed in the nook of the lovely bay window.
A spacious bamboo dining table along with two pink dining chairs and a wooden bench create a flexible and convenient space for dining, working, and gathering. The room is additionally furnished with a television and a vintage teak sideboard radio and shelving unit. An antique mirror and hanging macrame planters decorate the walls. Original floorboards and two Hessian rugs add comfort and character to the room.
The recently refurbished and fully stocked kitchen is equipped with an oven, induction hob, fridge/freezer, kettle, toaster, cafetiere, washing machine, and radio. The beautiful green tile backsplash adds cohesion to the apartment, and colourful feature tiles adorn the floor. A small breakfast table seats two for casual dining, and two cushions set up in the window nook provide perfect seats for anyone keeping the chef company.

Opposite the living area, guests will find the apartment’s two spacious bedrooms. The master bedroom contains a comfortable double bed, a vintage 1960’s teak dressing table and a full mirror with a wood frame. Storage is available in a set of green drawers, as well as a white double sliding door wardrobe. A moss green armchair lounger beside the window provides the ideal space to relax and admire the apartment’s wonderful view of Calton Hill.
The second bedroom contains a double bed, white metal drawers with a bedside table lamp, a white foldout chair, and a 1920s Art Deco wardrobe. Soft carpeting creates a cosy space.
The third bedroom is currently empty – however, we are happy to arrange an air bed here on request. Please let us know at least 48 hours in advance of your arrival if you need to use the air bed.


In between the two bedrooms, the refurbished bathroom features a full bath with a showerhead, a toilet, a large sink, a gold-framed mirror, and Victorian period tiling. A separate WC is located down the hallway.
This self-catering property has Wi-Fi, a hairdryer and an iron and ironing board. A high chair and travel cot are available by request. On-street parking in the area surrounding the apartment is available free of charge.
Please note the apartment has scaffold on at the front at this moment because of the building roof work and maintenance. Scaffold will be removed by 5th July.
Around and about
This Edinburgh self-catering accommodation is a thirty minute walk from Edinburgh Waverley Station, and has excellent transport connections to the rest of the city, with numerous buses running from Leith to the centre of town. Meanwhile, there’s no shortage of things to do in Leith, which is an area of Edinburgh with a history of its own. Leith was once Scotland’s main port for trade, and one only needs to take in the cobbled quays and bobbing boats along the picturesque Shore of Leith, just one minute away from Water Street, to imagine Leith’s heyday as a merchant hub.
Today, the charming area is home to many of Edinburgh’s best food and drink options, with an abundance of alfresco waterfront bistros, cosy pubs and cafes, seafood restaurants, and internationally renowned fine dining options. Every Saturday, the Leith Farmers’ Market showcases an array of local businesses, with plenty of fresh food and local produce available for you to enjoy in the comfort of your self-catering holiday let! For those enthusiastic about street food, the Pitt Market is a collective of independent street food and beer vendors open every weekend.
Attractions in Leith include the Royal Yacht Britannia, formerly the Royal Family’s floating residence, as well as the Water of Leith. Those interested in the scenic route into town can take this path through Edinburgh’s Stockbridge and Dean Village neighbourhoods all the way to Balerno, at the foot of the Pentland Hills.
Leith is also where you’ll find many of the city’s most exciting cultural and arts venues, such as Leith Theatre and the Biscuit Factory. Water Street is particularly ideal for those attending the Edinburgh International or Edinburgh Fringe Festivals, as many of the best festival venues are just a short distance away!

Important
This holiday apartment is not suitable for stag or hen parties. A damage deposit of £250 is required prior to arrival and, in the event that there is no damage to the apartment, will be fully refunded one week after your departure.

You will be asked to check-out before 10:30.
We will welcome you in person to introduce you to the apartment, hand over keys and answer any questions. We can also arrange self check-in—please let us know if you prefer this option.
Luggage Storage
You are welcome to store your luggage free of charge at our Greatbase Office, located at 24 St Stephen Street, during office hours from Monday to Friday. Please confirm your drop-off and collection time if you would like to use this service.
