The street is closely linked to the city’s transport history: the prominent red brick building opposite began life as the 1922 Industrial Hall for an Edinburgh exhibition, later becoming the city’s central bus depot and now serving as Lothian Buses’ headquarters. Surrounded by independent cafes, restaurants and bakeries, and a nice walk from the New Town and Princes Street, it offers a comfortable base for up to 5 guests to explore the city.
From Annandale Street, you’ll find yourself not too far away from all of Edinburgh’s lively energy. Whether you are setting out for a morning coffee or heading into the heart of city, the nearby tram and bus connections make navigating the capital effortless from the moment you arrive.

This neighbourhood strikes a gorgeous balance between local charm and convenient city access, bordered by great spots for food, coffee and daily necessities. Returning home here offers a restful escape where you can unwind and recharge after a day of urban exploration.
Interior layout
As you step through the entrance, you’ll enter into a light and spacious hallway that graciously connects into the rest of the property. The apartment features 2 double bedrooms, 1 single bedroom, two bathrooms (one of which is en-suite), a private balcony as well as an open-plan living/dining/kitchen area.


After a fulfilling day out in the city’s historic landscape, you’ll find some solace knowing that there’s a calm zone meant exactly for slowing down and decompressing. Settle into your choice of sofa and enjoy an evening of entertainment on the Smart TV. When you fancy a little fresh air, simply open the glass doors to reach the private balcony. With outdoor seating and space to soak in the sunshine when it appears, it is a fantastic spot for a morning coffee or an indulgent drink at the end of the day.



When the mood strikes for a home cooked meal, the kitchen has all the essentials needed for you to get started. You will find an induction hob, oven, fridge, kettle and toaster, along with cookware, crockery and utensils for easy self-catering. The adjacent dining table seats up to four guests, creating a low-key setting for shared breakfasts and leisurely dinners.


The principal bedroom features a double bed, fitted wardrobe storage and a dedicated desk area, making it particularly well suited to guests combining their stay with a work-from-anywhere arrangement, or just simply catching up on deadlines! For added convenience, the adjoining en-suite bathroom includes a bathtub with an overhead shower and a toilet.



In the second bedroom, a double bed and fitted wardrobes create a practical yet peaceful retreat when sleep beckons. The third bedroom is arranged with a single bed, offering a cosy sanctuary for an individual guest or younger member of the group.


There is an additional shower room in the hallway that features an enclosed walk-in shower, toilet and heated towel rail.


Towels and linen are supplied. If you need a travel cot and/or highchair for your little one, please request the travel cot and/or highchair at least three days in advance of your arrival date. Be sure to bring your own linen for the travel cot as we do not have the linen for the cot. The travel cot comes equipped with a standard UK lightweight foldable mattress. However, if you prefer an additional mattress for extra comfort, please bring that along as well. If you require any additional travel cots or highchairs, this will incur a £20 charge.
This central Edinburgh holiday apartment is not permitted to host stag or hen parties, nor any other type of party. Smoking is strictly forbidden inside the apartment. Pets are not permitted to visit or stay.
Around and about
Branching off Leith Walk, this property on Annandale Street puts you in a wonderfully connected hub for making the most of Edinburgh. You’re on the edge of the city’s graceful New Town, with the buzz of Broughton and the paths towards Calton Hill close by.
Many of Edinburgh’s most celebrated sights are within easy reach. A 14-minute tram journey from McDonald Road brings you into the city centre, where the National Galleries of Scotland and The Scottish Gallery present a starting point for an art filled afternoon. If you would rather spend time outdoors, Princes Street Gardens and the Scott Monument are nearby for a scenic stroll through the heart of the city. Continue along Princes Street for striking views of Edinburgh Castle and, of course, a few essential photographs. For retail therapy, St James Quarter offers a mix of luxury brands, high street favourites, restaurants and cafes. Once you have explored the shops, make your way up North Bridge towards the Royal Mile, where Edinburgh’s Old Town reveals its historic closes, cobbled streets and landmark attractions, including a closer look at Edinburgh Castle, Camera Obscura, St Giles’ Cathedral, the Scotch Whisky Experience and the Palace of Holyroodhouse.
Getting around from Annandale Street is straightforward. Princes Street and Waverley Station are under a 25-minute walk away, while frequent buses along nearby Leith Walk make it easy to explore without covering every mile on foot. McDonald Road tram stop also provides handy airport connections and brings you to Princes Street in around 14 minutes. For the Royal Mile, walk around nine minutes to Elm Row and hop on the 7, 14 or 49 for a journey of approximately 10 to 15 minutes. Stockbridge is equally easy to reach, with services from near Broughton Primary School taking you there in under 10 minutes for its independent shops, cafés and Georgian charm.
Dining options on your doorstep are seriously excellent. Along Leith Walk and the surrounding lanes, you’ll find everything from mellow coffee spots to lively restaurants. Nearby favourites include Down The Hatch, Raku, Kawaneko Katsu & Coffee, Eleanore, MIRIN and Cilantro. If you’re looking for a little sweet treat to satiate your sweet tooth, you’ll find plenty of choice at Cake Box, Krema Bakehouse and Twelve Triangles.

This accomodation is not suitable for stag or hen parties. A damage deposit of £250 is required prior to arrival and, in the event that there is no damage to the house, will be fully refunded one week after your departure.
Please note that this apartment is located on the 2nd floor in a residential building with access to a lift and is accessed via up 2 flights of stairs.
Please also note that free parking is available near the apartment building on a first-come, first-served basis and cannot be guaranteed. Before leaving your vehicle, please check that you are parked in a permitted area. Parking in a chargeable zone without a valid permit may result in a fine, which guests are responsible for paying. If you plan to use a vehicle during your stay in Edinburgh, please let us know at least three days in advance so we can provide the relevant parking information and identify the correct parking areas.
House rules
- This apartment accommodates a maximum of 5 guests. No unregistered guests are allowed to visit or stay overnight.
- Parties, events, and large gatherings of any kind are strictly prohibited. All guests must comply with our other house rules regarding noise and the neighborhood.
- Please do not engage in any anti-social behaviour. Guests must not behave in a way which causes, or is likely to cause, alarm, distress, nuisance or annoyance to any person; or which amounts to harassment of any person; or causes damage to anyone’s property. This includes high levels of noise and drunken or threatening behaviour, which is strictly prohibited.
- No pets are allowed.
- Please be respectful of your neighbours and keep any form of noise to a minimum between the hours of 9:00 pm and 7:30 a.m.
- Strictly no smoking, vaping, candles, or incense burners. Smoking is not permitted both inside the apartment and outside of the apartment building.
