Interior layout

Sleeping up to 4 people, this charming ground floor apartment boasts typical features of classic Edinburgh properties, including traditional cornicing and elegant hardwood flooring throughout.

Entering into the bright hallway, you will find the kitchen / living room space directly to your left. This cosy space complete with sofa, comfy armchair and dining table (with seating for four people) is the perfect place to unwind after a busy day of sight-seeing. The compact kitchen has all the useful appliances you need if you decide to stay in and cook, including hob, oven, fridge freezer, microwave, toaster and of course a kettle so you can make yourself right at home the moment you arrive with a proper cup of tea.

The master bedroom is decorated in a calming neutral colour palette and furnished with a double bed and plenty of storage space to hang up your clothes and feel right at home.

It also has the added convenience of a newly upgraded en-suite bathroom with modern shower.

The cosy second bedroom features a double bed and wardrobe for storage. There is a small study which can be used for work if you suddenly need to hop on a Zoom call.

An extra bathroom makes for optimum convenience and comfort and is also finished to a high standard, with a sleek tiled bath and overhead shower.

Towels and linen are supplied. If you need a travel cot and/or high chair for your little one, please request the travel cot and/or high chair at least three days in advance of your arrival date. Be sure to bring your own linen for the travel cot as we do not have the linen for the cot.The travel cot comes equipped with a standard UK lightweight foldable mattress. However, if you prefer an additional mattress for extra comfort, please bring that along as well.

Around and about

Comely Bank Road is situated in the heart of the Stockbridge district, where you can take advantage of the Sunday Stockbridge market or any of the area’s myriad pubs, cafes and boutique shops. Independent stores such as IJ Mellis Cheesemongers and Unknown Italy are excellent for making the most out of your self-catering kitchen!

And if this sounds all a bit too hectic, why not unwind with a stroll along the Water of Leith Walkway, which will take you to scenic Dean Village and the Scottish National Gallery of Modern Art.

Booking requirements

One member of the booking party must be at least 25 years old.


This holiday apartment is not suitable for stag or hen parties. A damage deposit of £200 is required prior to arrival and, in the event that there is no damage to the apartment, will be fully refunded one week after your departure.

House rules

  • This apartment accommodates a maximum of 4 guests. No unregistered guests are allowed to visit or stay overnight.
  • Parties, events, and large gatherings of any kind are strictly prohibited. All guests must comply with our other house rules regarding noise and the neighborhood.
  • Please do not engage in any anti-social behaviour. Guests must not behave in a way which causes, or is likely to cause, alarm, distress, nuisance or annoyance to any person; or which amounts to harassment of any person; or causes damage to anyone’s property. This includes high levels of noise and drunken or threatening behaviour, which is strictly prohibited.
  • No pets are allowed.
  • Please be respectful of your neighbours and keep any form of noise to a minimum between the hours of 9:00 pm and 7:30 a.m.
  • Strictly no smoking, vaping, candles, or incense burners. Smoking is not permitted in the apartment.

Check-in / Check-out

Check-in is from 16:00 until 22:00, or later by special arrangement.
You will be asked to check-out before 10:30.

It is important to check your email to ensure you have received these instructions before you arrive, as they contain all the necessary details to make your check-in process smooth and efficient. Should you prefer to receive the check-in instructions further in advance, please do not hesitate to let us know. We are more than happy to accommodate your request and ensure you have all the information you need well ahead of time.

Luggage Storage

You are welcome to store your luggage free of charge at our Greatbase Office, located at 24 St Stephen Street, during office hours from Monday to Friday. Please confirm your drop-off and collection time if you would like to use this service.
