The open-plan living area, bathed in natural light from large windows overlooking Leith’s waterfront, creates a relaxed and inviting atmosphere. A comfortable L-shaped sofa, Smart TV and chic side tables invite you to unwind with a film or cup of tea, while the neat dining table for two or three suits casual meals, morning coffee or a spot of remote work after a day out.


The sleek kitchen is next to the living room, blending soft grey cabinetry, crisp white tiles and wooden flooring into a modern functional haven. Fully equipped with an oven, gas hob, fridge-freezer, microwave, kettle, toaster and washing machine, it provides all you need to whip up everything from a light breakfast to a hearty evening meal.

Both bedrooms offer restful sleeps with a king-size bed in the main and a double in the second, each featuring bedside tables, wardrobe space and thoughtful storage. Serene neutral tones and light from large windows create tranquil retreats perfect for couples or guests.


One bathroom delights with a walk-in shower and a towel rail, offering a refreshing morning rinse or post-exploration cleanse. The second bathroom features a bathtub with handheld shower and classic basin, delivering simple luxury for unwinding after your adventures around Edinburgh.


Towels and linen are supplied and a high chair and travel cot are available by request. Towels and linen are supplied. If you need a travel cot and/or high chair for your little one, please request the travel cot and/or high chair at least three days in advance of your arrival date. Be sure to bring your own linen for the travel cot as we do not have the linen for the cot. The travel cot comes equipped with a standard UK lightweight foldable mattress. However, if you prefer an additional mattress for extra comfort, please bring that along as well.
This Edinburgh holiday retreat is not permitted to host stag or hen parties, nor any other type of party. Smoking is strictly forbidden inside the apartment. Pets are not permitted to visit or stay.

You’re within easy reach of The Shore and Leith’s bustling docks, two of the city’s most lively neighbourhoods, known for their acclaimed seafood restaurants, characterful pubs, artisan coffee shops and award-winning bars. Green spaces are close at hand too, with the Water of Leith walkway, Western Harbour Breakwater and Leith Links all nearby for riverside strolls, sea breezes and open-air relaxation.
Getting around is effortless, with frequent trams, buses and short taxi journeys taking you directly into the city centre. In around 15–20 minutes on the tram from nearby Constitution Street, you can be wandering along Princes Street, browsing designer boutiques and high-street favourites, or making your way to the Old Town to explore the Royal Mile, Edinburgh Castle and the National Museum of Scotland.
Food lovers will find plenty to enjoy close by. From Sandport Way, you can stroll to the heart of The Shore in around 5–10 minutes, and reach Leith Walk in roughly 15–20 minutes, putting a huge choice of places to eat and drink within easy reach. Booking requirements
One member of the booking party must be at least 25 years old.
Important
This fringe accomodation is not suitable for stag or hen parties. A damage deposit of £250 is required prior to arrival and, in the event that there is no damage to the house, will be fully refunded one week after your departure.
Please note that there is no dedicated parking at the apartment. If you’re arriving in Edinburgh by car, you may use the pay-and-display on-street parking bays managed by Edinburgh Council.
Metered parking operates from 8:30 a.m. to 5:30 p.m., Monday to Friday. Outside of these hours, parking is free—meaning you can park without charge from 5:30 p.m. to 8:30 a.m. on weekdays, and from 5:30 p.m. on Friday until 8:30 a.m. on Monday over the weekend.
House rules
- This house accommodates a maximum of 4 guests. No unregistered guests are allowed to visit or stay overnight.
- Parties, events, and large gatherings of any kind are strictly prohibited. All guests must comply with our other house rules regarding noise and the neighborhood.
- Please do not engage in any anti-social behaviour. Guests must not behave in a way which causes, or is likely to cause, alarm, distress, nuisance or annoyance to any person; or which amounts to harassment of any person; or causes damage to anyone’s property. This includes high levels of noise and drunken or threatening behaviour, which is strictly prohibited.
- No pets are allowed.
- Please be respectful of your neighbours and keep any form of noise to a minimum between the hours of 9:00 pm and 7:30 a.m.
- Strictly no smoking, vaping, candles, or incense burners. Smoking is not permitted both inside the apartment and outside of the apartment building.

Luggage Storage
You are welcome to store your luggage free of charge at our Greatbase Office, located at 24 St Stephen Street, during office hours from Monday to Friday. Please confirm your drop-off and collection time if you would like to use this service.
