The combined living and dining room is well proportioned, featuring a sofa, matching armchair, wooden coffee table and smart TV, with a full-size dining table positioned beside the windows. Large doors open to a balcony, maximising natural light and offering an outlook over the surrounding trees and development. Important reminder: Smoking is strictly prohibited outside on the balcony.



Just off the living area, the modern kitchen is designed for easy self-catering, with extensive worktop space and modern appliances. You will find a gas hob, oven, fridge freezer, microwave, dishwasher, coffee grinder, filter coffee machine, kettle and toaster, along with the cookware, crockery and glassware you need for meals at home, whether it is a quick breakfast or a simple supper after a busy day.

The bedroom offers a peaceful retreat, furnished with a double bed, complemented by matching wooden bedside tables and lamps for evening reading. Large windows with light curtains keep the room bright by day and restful at night, and there is practical storage for clothing and suitcases so you can fully settle in during your stay. It features an en-suite shower room with walk-in shower and toilet for added convenience.



The hallway bathroom contains a full-size bathtub (without handheld shower head or shower over head) with a toilet, as well as a heated towel rail.


Towels and linen are supplied and a high chair and travel cot are available by request. Towels and linen are supplied. If you need a travel cot and/or high chair for your little one, please request the travel cot and/or high chair at least three days in advance of your arrival date. Be sure to bring your own linen for the travel cot as we do not have the linen for the cot. The travel cot comes equipped with a standard UK lightweight foldable mattress. However, if you prefer an additional mattress for extra comfort, please bring that along as well. If you require any additional travel cots or high chairs, this would incur a £20 charge.
This Edinburgh holiday retreat is not permitted to host stag or hen parties, nor any other type of party. Smoking is strictly forbidden inside the apartment. Pets are not permitted to visit or stay.

Important
This apartment is not suitable for stag or hen parties. A damage deposit of £250 is required prior to arrival and, in the event that there is no damage to the house, will be fully refunded one week after your departure.
Please note that there is no dedicated parking at the apartment. If you’re arriving in Edinburgh by car, you may use the car park spaces all around the building complex, given that there is space as it’s first come first serve.
House rules
- This house accommodates a maximum of 2 guests. No unregistered guests are allowed to visit or stay overnight.
- Parties, events, and large gatherings of any kind are strictly prohibited. All guests must comply with our other house rules regarding noise and the neighborhood.
- Please do not engage in any anti-social behaviour. Guests must not behave in a way which causes, or is likely to cause, alarm, distress, nuisance or annoyance to any person; or which amounts to harassment of any person; or causes damage to anyone’s property. This includes high levels of noise and drunken or threatening behaviour, which is strictly prohibited.
- No pets are allowed.
- Please be respectful of your neighbours and keep any form of noise to a minimum between the hours of 9:00 pm and 7:30 a.m.
- Strictly no smoking, vaping, candles, or incense burners. Smoking is not permitted inside the apartment, outside on the balcony and of the apartment building.
