Interior layout
As soon as you step inside, the hallway sets a welcoming tone for the apartment before leading through to the main spaces.


With its practical setup, the kitchen is designed for self-catering stays and makes it easy to prepare meals. The wooden cabinetry and centrally placed dining table give the room a functional feel, while still leaving plenty of space for cooking and gathering together. It is fitted with a useful range of appliances, including an induction hob, oven, microwave, kettle, toaster and fridge, as well as supplied with essential cookware, crockery and utensils. From breakfast through to supper, you’ll find all the essentials to cook up a storm right where you need them.



The apartment includes six bedrooms in total, made up of 4 double rooms and 2 single rooms, giving the property a flexible layout that works well for a range of guests. Each bedroom has been arranged to provide a comfortable and practical space to stay in, with enough room to settle in and feel at home during your visit. The 4 double bedrooms are especially appropriate for couples or guests who prefer a larger bed, while the two single bedrooms offer a convenient option for children, friends, or additional members of the group.



Together, the bedrooms provide a balanced sleeping arrangement, making the apartment tailored towards those travelling together as a group who want a good level of personal space. (Please note that the fire stove is for decorative purposes only and not intended for use.)



The apartment has two shower rooms, both located off the hallway, which adds a practical level of convenience for guests staying together. Each one is finished in a modern style, with a walk-in shower and a neutral design that keeps the spaces feeling fresh and easy to use. With both shower rooms positioned from the hallway, the layout works well for privacy as well as everyday ease.


Towels and linen are supplied. If you need a travel cot and/or high chair for your little one, please request the travel cot and/or high chair at least three days in advance of your arrival date. Be sure to bring your own linen for the travel cot as we do not have the linen for the cot. The travel cot comes equipped with a standard UK lightweight foldable mattress. However, if you prefer an additional mattress for extra comfort, please bring that along as well.
This Edinburgh holiday retreat is not permitted to host stag or hen parties, nor any other type of party. Smoking is strictly forbidden inside the apartment. Pets are not permitted to visit or stay.

Whether you prefer to explore on foot or rely on public transport, getting around here is very straightforward. Haymarket is close at hand, placing the city centre, Princes Street, and the West End’s main streets within easy reach, while bus, tram, and rail links are all conveniently nearby, with Haymarket Station just a 6-minute walk away. Services including the 3, 31, and 33 bus routes, along with Haymarket Rail Station and Haymarket Tram Stop, make it easy to travel along Princes Street, down towards Leith, and across the city with ease. There is also a bus stop outside the property with route 2, which is handy for travelling towards the Old Town. This property gives you a well-connected base for exploring Edinburgh at your own pace.

Booking requirements
One member of the booking party must be at least 25 years old.
Important
This accomodation is not suitable for stag or hen parties. A damage deposit of £400 is required prior to arrival and, in the event that there is no damage to the house, will be fully refunded one week after your departure. The building’s intercom buzzer system is currently out of order, so someone from the apartment will need to go downstairs to open the door for any returning guests.
Please note that this apartment is located on the 2nd floor in a residential building with no access to a lift and is accessed via up 2 flights of stairs. Therefore, this property is not wheelchair accessible and not suitable for anyone who has mobility issues. Please also note that there is no dedicated parking at the apartment. If you’re arriving in Edinburgh by car, you may use the pay-and-display on-street parking bays managed by Edinburgh Council.
The fireplace in the living room is entirely decorative and cosmetic, and is not intended for use.
House rules
- This apartment accommodates a maximum of 10 guests. No unregistered guests are allowed to visit or stay overnight.
- Parties, events, and large gatherings of any kind are strictly prohibited. All guests must comply with our other house rules regarding noise and the neighborhood.
- Please do not engage in any anti-social behaviour. Guests must not behave in a way which causes, or is likely to cause, alarm, distress, nuisance or annoyance to any person; or which amounts to harassment of any person; or causes damage to anyone’s property. This includes high levels of noise and drunken or threatening behaviour, which is strictly prohibited.
- No pets are allowed.
- Please be respectful of your neighbours and keep any form of noise to a minimum between the hours of 9:00 pm and 7:30 a.m.
- Strictly no smoking, vaping, candles, or incense burners. Smoking is not permitted both inside the apartment and outside of the apartment building.

Check-in is from 16:00 until 22:00, or later by special arrangement.

Luggage Storage
You are welcome to store your luggage free of charge at our Greatbase Office, located at 24 St Stephen Street, during office hours from Monday to Friday. Please confirm your drop-off and collection time if you would like to use this service.
